Compliance Is Not Optional
An Electrical Installation Condition Report, or EICR, is a formal inspection and assessment of a property’s fixed electrical installation. It assesses the condition of the wiring, consumer unit, sockets, switches, earthing, bonding and all other fixed electrical components, identifying any faults, deterioration or areas that fall short of current safety standards.
At Assured Electricians Oxford, we carry out EICR inspections for landlords, homeowners and businesses across Oxford and Oxfordshire. Every inspection is carried out by our fully qualified, NICEIC-registered electricians and results in a formal written report with all findings clearly documented and certificated.

The Inspection That Keeps Your Properties Legal & Safe
Since April 2021, landlords in England have been legally required to have the electrical installations in their rental properties inspected and tested at least every five years, or at each change of tenancy. The inspection must be carried out by a qualified and competent person, and the resulting EICR must be provided to tenants before they occupy the property and to the local authority within 28 days if requested.
Failure to comply with these regulations can result in civil penalties of up to £30,000 per breach, making it essential that landlords have valid, up-to-date EICRs in place for every rental property they manage. Where an inspection identifies C1 or C2 observations, remedial work must be completed within 28 days of the inspection.
At Assured Electricians Oxford, we work with landlords managing everything from single rental properties to larger portfolios across Oxfordshire. We understand the importance of completing inspections promptly and providing documentation quickly, and our team can carry out any remedial work identified during the inspection, making the entire process straightforward from start to finish.
Know Exactly What You Are Moving Into
While an EICR is not a legal requirement for owner-occupied properties, it is strongly recommended for homeowners who have not had their electrical installation inspected in the last ten years, those moving into a property where the history of electrical work is unknown, and anyone considering renovation or extension work that will affect the existing electrical installation.
For homebuyers, an EICR provides a clear picture of the condition of a property’s electrical installation before exchange of contracts. Because Oxford has many older period properties, the likelihood of aged wiring, inadequate earthing, or outdated components is high. An EICR identifies these issues clearly and gives buyers the information they need to make an informed decision.
Our team regularly carries out homebuyer EICR inspections across Oxfordshire, providing a thorough written report with all findings clearly documented. If any issues are identified, we can advise on the remedial work required and provide a quote to carry it out, so you have a full picture before you complete your purchase.
Our Electrical Inspection Condition Report FAQs
The time required for an EICR depends on the size and complexity of the property and the condition of the electrical installation. For a typical two or three-bedroom domestic property, an inspection usually takes between two and four hours. Larger properties, commercial premises or buildings with older wiring may take longer. Our team will give you an indication of the expected duration when you book so you can plan accordingly, and we always aim to complete the inspection with minimal disruption to you or your tenants.
If your property receives an unsatisfactory EICR, it means one or more C1 or C2 observations have been identified during the inspection. For landlords, any C1 or C2 observations must be remedied within 28 days of the inspection, and written confirmation of the completed work must be provided to tenants and the local authority.
We can carry out any remedial work identified during the inspection and provide the relevant documentation on completion, making the entire process straightforward to manage.
Yes, and this is something many of our clients choose to do. If our inspection identifies observations requiring remedial work, we will provide a clear quote for the necessary repairs or upgrades before you leave the property. Having the same team carry out both the inspection and any remedial work simplifies the process considerably, particularly for landlords who need to meet the 28-day deadline for completing remedial work following an unsatisfactory report.
Yes. Commercial properties have their own electrical safety obligations and require regular EICR inspections to ensure compliance with health and safety legislation. Our team carries out commercial EICR inspections throughout Oxford and Oxfordshire, providing a full written report and all relevant certifications upon completion. If the inspection identifies any areas requiring remedial work, we can provide a quote and carry out the necessary work to bring the installation up to the required standard.
