The Documentation That Proves You've Done Your Part
For landlords, PAT testing is one of the most straightforward ways to evidence compliance with your duty of care under the Landlord and Tenant Act 1985 and the Electrical Equipment (Safety) Regulations 2016. While not explicitly mandatory in England, appliances supplied with a rental property must be safe, and PAT testing provides the clearest demonstration that they have been checked.
For HMO owners, the position is stricter. Oxford City Council’s HMO licensing conditions typically require regular PAT testing of all landlord-supplied appliances, with documentation available for inspection. Our team works with HMO landlords regularly, ensuring appliances are tested properly and documentation is provided promptly to support your licensing compliance.
Our PAT Testing Services FAQs
The frequency depends on the type of appliance, the environment and how it is used. For most office environments, annual testing is standard. Higher-use items such as kettles, extension leads and portable heaters in busy commercial settings may warrant the same interval or sooner. For lower-risk items used occasionally, testing every two years may be appropriate. Our team will assess your specific circumstances and advise on the right frequency.
PAT testing covers any electrical equipment connected to the mains supply via a plug or directly wired to a fused connection. This typically includes kettles, microwaves, toasters, computers, monitors, printers, extension leads, power tools, lamps, fans, heaters, kitchen appliances and any other portable or movable electrical equipment. For rental properties, only appliances supplied by the landlord need to be tested, not those owned by the tenant.
The time depends on the number of appliances to be tested. An experienced PAT tester can typically work through a significant number of items in a single visit, with straightforward domestic-style appliances taking a few minutes each. A typical small office with 30 to 40 appliances can usually be completed within a few hours. Larger commercial sites with hundreds of appliances may require a full day or more, often scheduled around operational requirements.
PAT testing can be scheduled to minimise disruption, with testing typically carried out while the appliances are briefly removed from use for inspection. For busy commercial environments, we can arrange testing outside of normal operating hours or split across multiple visits to keep disruption to a minimum. Our team will discuss the most practical approach when you book.
